The Eckel Junction Road and State Rt. 25 intersection in Perrysburg might have a few more retailers before Costco even breaks ground.
A site plan was submitted by Tolson Enterprises and will be reviewed at a 7 pm. meeting today by the city Planning Commission.
The final site plan shows a 6,000-square-foot building to house a few retailers at the northeast corner of the intersection. The site is south of Arby's on a patch of vacant land which used to have a gas station. The name for the center on the plan is Shoppes for Perry Junction. The site is eight-tenths of an acre.
Steve Speranza of Tolson Enterprises said the retail strip center will have two to four tenants.
While he wouldn't name any retailers expressing interest, he said one could be a national credit store and another could be a fast but casual restaurant.
If approved, he said, construction should begin in July and be completed by late fall.
The plan shows 31 parking spaces and the access will be using Arby's exiting drive and American Table's entrance on Eckel Junction. Two curb cuts from the gas station near the intersection will be eliminated. The building will have cement plank siding, glass, stone, stucco, and metal accents.
Across Eckel Junction is where a Costco store has been approved. Construction there for the 154,300-square foot store is to start next spring. It is to have a 16 pump gas station and two outlots with stores along Eckel Junction.
"We believe in this corner with or without Costco," Mr. Speranza said. "But having them changes this from local to a regional site. It is a game changer."
He said there "absolutely" was more interest in his project because of the nearby Costco project.
Tolson is giving up 19 feet of land along Eckel Junction to provide room for a new traffic lane. A $2.25 million road widening project is expected to be under way at the Eckel Junction-Rt. 25 intersection this summer, adding five new lanes and extending four existing lanes.
